Ashford Borough Council opens ‘Call for Sites’ Consultation

Ashford Borough Council is seeking suitable sites for inclusion in their Local Plan Review.  Landowners have until the 20th November 2023 to put land forward for potential development.

It is never too early to engage with the local council when allocating your land for development.

Why should I bother with the Local Plan?

You may wonder why it is important to be part of the Local Plan process.

Generally, land is sold once outline or detailed planning permission is granted – so why bother with the plan-making process?

There is lots of land on the edge of settlements and some landowners may wonder why they have not ‘got a bite of the cherry’. Planning is a minefield and there are many hurdles which have to be overcome before you have the planning consent in your hand.

How do I persuade the Council to pick my land?

The starting point for nearly all planning applications is the matter of principle, does the Council support development on your land?

A large portion of England is undeveloped, so why should your site or land be any different?

Each Council needs to ensure that, as part of their Local Plan (that is the plan which is used to guide development for a 10 to 15-year period across the District, Borough or City), land needs to be found in order to meet the authority’s housing need.

That means the Council needs to choose the sites they believe are most suitable for development and allocate them within their Plan. The Council is not able just to choose the best site on a map, they need to know that a site is available and therefore can only allocate sites that they know about. If you miss this window and try and submit an application on an unallocated site more often than not you will be met with a refusal.

Your best chance is to make a good case and early in the process.

How do I get to the head of the queue?

The first stage of the Local Plan, known as the ‘Call for Sites’ is important.

Land owners need to engage with the Council at this early stage, to make the Council aware that the site is available for development, who owns it, and what type of development is envisaged.

Is my land suitable?

This month Ashford have started their journey in reviewing their Local Plan, so do get in touch if you have any land of at least 0.25 hectares or be capable of accommodating a minimum of 5 dwellings or 500 sqm of employment floorsplace within Ashford Borough and we can make the submission on your behalf.

Sites will be considered for various end uses, including Housing, Gypsy and Traveller Pitches, Employment, Retail, Leisure and Tourism, Energy Generation, Nutrient Neutrality Mitigation and Biodiversity Net Gain.
