A strong market for development sites.


We are currently in the process of marketing a site for 87 new homes on the edge of New Romney at a guide price of £5,000,000. The market is strong for this type of development and both the national house builders and housing associations have cash burning holes in their large pockets.

I expect to receive several offers and will probably end the process with a request for best and final offers. It is this proper competition between genuine buyers on the open market that creates the best value when selling development sites.

We will then interview the leading candidates and ensure they have appropriate funding and have completed their due diligence before selecting a purchaser to move into the tortuous legal process.

The owner will have their money by the time leaves turn this Autumn, all things being well.

This site is a great example of working with the best partners to turn a piece of agricultural land into a development site and capitalise on the increase in value that goes with it. Having identified the site as suitable for housing we worked with the landowner to arrange an appropriate Promotion Agreement with Gladman.

Then working with the solicitors and accountants, we put together an agreement that enabled Gladman to use their considerable experience and resources to take the land through the planning process and ultimately gain an outline planning permission. It is then passed back to us to market and sell the site.

It often takes a number of years to work right through the process and to the eventual sale, but the sooner you identify the land and get started the better.
