Tenant’s Fees

These are the fees that may be charged to tenants.

Below is a list of typical fees and charges that you will need to pay to Hobbs Parker in connection with your tenancy.

We have listed typical charges and fees for our services, but please note that this is not an exhaustive list, as it is impossible to cover every scenario. If you require further information at any time, please do not hesitate to contact us.

Refundable Holding Deposit

To reserve a property, you will be required to pay a holding payment equivalent to one week’s rent.

This is calculated as Monthly Rent x 12/ 52.

If you move into the property, the holding payment will be put towards your first month’s rent.

This holding payment is refundable after 15 days if your landlord decides not to rent the property to you.

Should you provide false or misleading information, fail referencing, withdraw or if you fail to take all reasonable steps to enter into an agreement within these 15 days, we will retain this holding payment and you will lose the property.

Initial Rent in Advance

This is usually one month’s rent.

Security Deposit

This is equal to five weeks’ rent.

Amendments to a Tenancy Agreement

£50 plus VAT (£60 inclusive of VAT) or reasonably incurred costs, if higher (as stated in the Tenant Fee Act)

Request to Terminate the Tenancy Early

£1000 plus VAT (£1200 inclusive of VAT) or all reasonable costs incurred by your landlord for permitting and arranging for you to leave early. This will include any marketing, agency fees and referencing costs the landlord will incur from re-letting the property early.
